You can receive compensation for all new clients you refer to JCREIG Capital Funding. A “new” client is defined as a client who has not had an application with JCREIG Capital Funding in the last 24 months or closed a loan with JCREIG Capital Funding in the past. You cannot receive referral compensation for personal deals or deals for any business entity in which you have or have had an ownership stake. JCREIG Capital Funding will always advocate for the preservation of the referral relationship. However, the referred client may request removal of the referring party in writing.

Refer a Friend Terms
*Existing JCREIG Capital Funding borrowers (“Referrers”) who wish to participate in the Refer-a-Friend Program must submit referrals via their Loan Originator and must include full name, current email and phone number of the referral. Any borrower referred through the Refer-a-Friend Program (“Referral”) must be a new customer of JCREIG Capital Funding to be eligible and may not be affiliated with any existing customer of JCREIG Capital Funding. Referrers may not refer themselves or any affiliated entity. Referrers will receive one $500 electronic ACH payout for each successful Referral, which means each Referral that successfully closes an eligible loan with a JCREIG Capital Funding within six (6) months of being referred. The Referrer must return a signed Form W-9 and ACH authorization form within six (6) months of request to remain eligible. Successful Referrals will be credited back at closing an equal amount of their appraisal fee (paid upfront at loan submission), up to a maximum of $850, as reflected on the closing HUD/statement. Offer is limited to one per eligible customer. Appraisal fees paid upfront are nonrefundable if the applicable loan does not close. Transferred appraisals, collateral desktop appraisals, and appraisal risk reviews are not eligible for credit. The Referral must be the primary borrower on the applicable loan, which must be submitted after 01/02/2025. This offer may not be combined with other offers or promotions, and does not include rush appraisal fees. Free appraisal limited to 1-4 unit properties, and one appraisal per loan. Portfolio rental loans are eligible for a credit back on a single property appraisal, up to the specified limit, based on the lowest-cost appraisal among all submitted units/properties. Appraisal must be ordered through Tamarisk. If there are multiple borrowers on any loan, only the first borrower referred will be treated as an eligible Referral and only one appraisal credit per loan is allowed, and if multiple Referrers refer an eligible Referral, only the first Referrer will be eligible for the payout. Payouts will be issued within 30 days following the later of the closed loan date or the receipt of signed Form W-9 and ACH authorization form. Failure to meet any of the eligibility requirements by either party will result in ineligibility for program’s benefits. Lender may modify the terms of the Refer-a-Friend program or may discontinue the program at any time without notice.
Referring Party recognizes that JCREIG Capital Funding LLC is a private money lender which funds non-owner-occupied mortgage loans for real estate investors.
Referring Party is and shall be responsible for being in full compliance with Laws of the state in which the Referring Party transacts business. Referring Party shall make prompt, timely, full, accurate, and truthful disclosures to JCREIG Capital Funding LLC and prospective clients.
Referring Party is an independent contractor and shall not represent itself in any manner to be the agent, servant, employee, representative, partner, or co-venturer of JCREIG Capital Funding LLC. Referring Party acknowledges that they are current on any active JCREIG Capital Funding LLC loans. Referring Party acknowledges that they have made JCREIG Capital Funding LLC aware of any criminal convictions or current/pending civil/criminal actions. Referring Party acknowledges that failure to disclose this information will result in removal from JCREIG Capital Funding LLC Client Referral Program, and forfeiture of any outstanding fees.
Referring Party shall not submit deals on behalf of a family member unless explicit permission from JCREIG Capital Funding LLC has been obtained. Family members may always apply through standard retail channel. Referring Party must make JCREIG Capital Funding LLC aware if they have any interest in the transaction outside of acting as the Referring Party. Personal deals by the Referring Party will be priced at current retail pricing.
JCREIG Capital Funding LLC reserves the right to remove a Referring Party from a deal for any reason at any time, including upon request of the client.
Referring Party shall have no authority to solicit, bind, or commit JCREIG Capital Funding LLC to any contract or transaction, whether for replacement of a loan or for any other purpose, and Referring Party shall not represent in any manner to anyone that Referring Party has such authority.
JCREIG Capital Funding LLC, in its sole and absolute discretion, may elect to accept or reject any mortgage loans submitted to it by Referring Party under Agreement. Final approval of any mortgage loan is contingent upon satisfactory completion of underwriting of both the borrower and the subject property. JCREIG Capital Funding LLC may terminate this agreement at any time.
JCREIG Capital Funding LLC may choose to alter the terms of this agreement at any time. The referral partner will be notified in writing of the changes and may choose to continue to participate or terminate the relationship.

Please note that referral payouts will be valid for new borrowers only. Returning borrowers will not qualify for a referral payment. Sellers of purchased property are not eligible to be referrals of purchaser/borrower.
